About Us
Simon Gaines
Simon is a Chartered Building Services Engineer (CABE Fellow, MCIBSE, MEngNZ) with more than 30 years’ experience across the building-services sector. He specialises in Technical Due Diligence, Condition Surveys, Risk Management, and Lifecycle Planning, providing clear and independent advice to property managers, investors, insurers, and legal teams.
While Entire Consultants is structured as a streamlined, high-expertise consultancy, we also maintain access to a small network of specialist associates who can support specific project requirements when needed. All technical direction and final outputs remain under the leadership of our Director and Principal Building Services Engineer, ensuring a consistently high standard of technical rigour and accountability.
This model provides clients with direct senior-level expertise while offering the broader capability typically associated with a larger practice.

PRINCIPAL ENGINEER
Our Principal Engineer is a Chartered Fellow of the Chartered Association of Building Engineers (CABE), a Member of the Chartered Institution of Building Services Engineers (MCIBSE), and a Member of Engineers New Zealand (MEngNZ).
In addition to engineering design and assessment, the consultancy provides independent advisory services to property managers, insurers, and legal teams. This includes expert reviews that help clarify the relationship between defects, compliance obligations, damages and liability. Our technical assessments have supported legal firms and other professional practices in resolving complex disputes through structured, defensible reporting.
QUALIFICATIONS
Holding a First-Class Honours degree in Building Services Engineering and an MBA, our Principal Engineer brings a highly analytical and commercially-aware approach to problem-solving, risk management, and strategic technical reporting.Technical capabilities span all major building services systems including mechanical ventilation and air conditioning systems, electrical services, fire detection and protection systems, hydraulic services, vertical transportation, and security technologies.
EXPERIENCE
Their experience includes serving as Chair of the Chartered Institution of Building Services Engineers (CIBSE) in Auckland, leading technical advisory roles across complex building portfolios, and guiding multidisciplinary teams through design challenges, asset renewal strategies, compliance risks, and lifecycle engineering decisions.
SPECIALISED
Specialist expertise includes Technical Due Diligence, building services risk assessment, lifecycle and CAPEX planning, Long-Term Maintenance Plans (LTMPs), condition surveys, and technical auditing for existing buildings. Our Principal Engineer provides clear, prioritised and financially modelled recommendations that support informed decision-making for asset renewal, maintenance planning, compliance upgrades, and investment strategies.
